How do I buy my first investment property?

There are multiple programs for investment property financing. The easiest way is not the cheapest. The hardest way is usually the cheapest. Many investors use a DSCR investment loan, where you need a qualifying credit score, 20-25% down payment and closing costs, and a rent ready property that can cash flow.

Do I need to show tax returns?

No, tax returns are only needed for a conventional loan. You can easily qualify with no income documentation.

How do I find a property?

Start online. Zillow, Redfin, and other online databases that show properties for sale. Then contact the RE agents on the property listing. Ask them about the area and tell them your situation. They will be able to work with you on finding a property ready now, or some properties coming on the market soon.

You can also find forums in local markets, join a MeetUp RE investing group, or even simply drive around and find properties that need some love and contact the owner directly.

What if I don’t have 20% for the down payment?

To get started investing in properties, you will need to have some type of down payment to work with. If not, there are creative ways of lowering your down payment:

  • You can find a seller that is willing to personally finance a portion of the down payment outside the loan.
  • You can team up with a partner and pool funds for the down payment.
  • If you own your primary property, you can borrower money against it through a Home Equity Line of Credit.
